This invitation-only program uses a specially designed Limited Liability Company to leverage an individual’s capital contribution into a negative K-1 up to ten times the initial contribution.
Due to the unique design of the LLC operations and the effect of special allocations under the tax code, this negative K-1 can be used to offset both ordinary income and long-term capital gains.
Individuals may acquire mobile housing units through a series LLC owned primarily by an irrevocable grantor trust. A 20% down payment and financed balance allow participants to purchase units worth five times their initial contribution. For qualifying participants, 100% bonus depreciation may provide an income offset based on the full purchase price, subject to applicable tax limitations.
For example, a $70k down payment toward a $350k unit may generate up to $350k in depreciation deductions. The units support disaster relief and other temporary housing needs, with potential income from deployment.
Individuals may contribute a charitable donation to a program that purchases innovative medical and technology products at a volume discount. Those products are then donated to a charitable organization at their current market value. This creates a multiplier effect that leverages the charitable donation by 1:5 times the amount of the original donation.
For example, a $50k charitable contribution provides a $250k income offset for up to 50% of an individual’s adjusted gross income (AGI).
